House Rules

We will not be held responsible for any power outages, internet outages, or pool/hot tub maintenance that is beyond our control and no refunds/discounts will be issued. DO NOT CONTACT THE MANAGEMENT/LEASING OFFICE AT ANY TIME.

All sheets, linens, and towels are thoroughly washed and sanitized after each guest stay, with a completely fresh set prepared for every new reservation. Photos of the entire listing are taken after each cleaning to verify quality and document the condition prior to every guest’s arrival. Please note that wall cleaning and touch-ups are not part of the cleaners’ checklist, as walls require paint touch-ups rather than standard cleaning.

Pet fee is $75 per pet and there are breed restrictions. This fee is collected after your booking is confirmed via the AirBnB resolution center. Please check with us prior to booking. Your reservation will be cancelled without refund if you bring an unauthorized pet of fail to pay the pet fee within 24 hours of booking.

Parties: $500 fine. Smoking (of any kind, including vaping): $200 fine + any other fees for damages. The maximum occupancy limit is 6. Extra Guests: Any extra guests staying the night are considered trespassers. There will be a $75 fine per person/per night for every person that is not on the reservation. Excessive Noise: First notification= warning, Second notification= Cancellation of reservation without refund. Quiet hours are from 10 pm-6 am. There is a Video Doorbell Camera & Excessive Noise Detector. Device Tampering: $250 fine. Disconnecting the device/wifi will result in the cancellation of your reservation without refund. Blocking the video doorbell camera to allow extra guests to enter the property will automatically lead to cancellation of your reservation without refund. Excessive Trash: $100 additional cleaning fee- No glitter, Silly String, Confetti, Hair Dye, or Bleach- Will result in an additional $150 cleaning fee + any damages. Do not move or disassemble furniture or décor. The host and/or maintenance team will request to enter the property should any maintenance concerns be brought to our attention. You will be notified ahead of time if entrance is needed. Two parking passes will be provided and need to be immediately hung from your rearview mirror in order to prevent you from being towed. The hosts nor the complex will be held responsible if your vehicle is towed. Do not park in covered, reserved or handicapped spots. If you do and you are towed, it will be at your own expense. There is a $50 charge for each parking pass that isn’t returned when you leave. A key fob will be provided to gain access to the pool area and gym. If it is lost or damaged, there will be a $200 fee. $150 fee for every tv remote that isn’t returned upon checkout. Due to safety reasons, all fireplaces are off limits. This listing is on the 3rd floor and the complex does not have an elevator. No third-party bookings allowed. The only person that can check-in is the person that booked the reservation. The person on the reservation will be held responsible for all charges and any damages incurred during the course of your reservation, and there will be no chargeback awarded at any time. Your checkout time is 11 am. Failure to checkout on time will result in a fee of $250 and this fee does not award you an additional night. You will be considered trespassing if you stay 10 minutes past your checkout time. We request that locals contact us prior to booking. You recognize that by booking with us you agree to all of the rules, guidelines, and policies shown within the listing, terms of the lease, and complex policies, and that failure to follow these things could result in cancellation of your reservation without refund. You recognize that you are staying here as a guest, and there is no tenant/landlord relationship. We do not allow mail to be forwarded or packages to be delivered. (If you book and confirm your reservation AFTER 1pm central the day before your official check in day, your check in time may be delayed. Our cleaners lock in their schedule by 1pm each day and listings that are set to be VACANT by that 1pm deadline will be on the back of their schedule. This is just a precautionary and a proactive measure.)

Pool Guidelines:
We would like to pass along a few pool guidelines with the pool season being in full effect. Please understand the pool is meant for the enjoyment of our residents. These are the basic, but not full guidelines. Please contact the office if you have any questions.
Pool hours are from 10:00 am to 10:00 pm - Community swimming pool, hot tub, grill, and gym areas - Hours subject to change at any time as we don’t have control over maintenance. We therefore, don’t charge extra for these amenities.
Music and voices should be kept to a level that does not disrupt residents inside their apartment homes. Please no profanity.
Proper swim attire is required. Babies should use swim diapers.
No glass in the pool area.

No smoking in the pool area.
Food and drinks should be kept on the tables and away from the water.
Please be respectful and clean up after yourself when needed.
Horseplay, rough housing, disruptive behavior etc. is not allowed.
No pets, bikes, skateboards, etc. inside the pool area.
Please use only pool toys. Basketballs, soccer balls, volleyballs, etc. should be played with outside of the pool gates and/or on the soccer field.

You’re booking an apartment unit in a multi-family complex. Therefore, you will hear normal living noises during your stay. This will not be held against us neither during or after your stay. No compensation will be provided.

Please note that some items and decor in the photos may have changed to them being damaged or worn down. We do make minor updates periodically.

- Any person/guests violating the house rules and apartment policies will be grounds for termination of the reservation and will not receive a refund. You understand that by staying with us, you are staying as a guest, and we are not your landlord. You must follow the house rules, terms of the lease, and community policies
- We must receive the first names, last names, and ages of all guests occupying the space. Failure to send this information prior to your reservation will lead to termination of your reservation without refund.
-NO TRAILERS, RVs, or boats are allowed at any time!! They will be towed at your own expense.
